Why invest in a rental property? The current economy has made it favourable for tourists and business people alike – and with it the demand for short let holiday/business travel rentals. Average prices in Valletta range from €65 to over €200 a day – always depending on the type of property and finish. Assuming a 1 or 2 bedroom flat, all amenities, well looked after – you can conservatively expect €100 a day – what a great return on investment! BUT Do you have the time to look after your property? There are some important points to note. Your flat must be kept in shipshape condition – clean, well maintained, lines all clean and fresh, all appliances working. You need to find trusted cleaners, a laundry, maintenance people, arrange airport pickups and drop off, personal welcomes or keyless entry, welcome packets, information packs, kitchen essential supplies, deal with special requests or sleeping arrangements – the list goes on. WE CAN DO THIS! It has to be tastefully decorated - something best reserved for a professional as your personal tastes may not be what the market is looking for. (for example I like orange – but orange walls would not be conducive to a relaxed vacation!) You may need to refurbish your existing long let to convert it to a short let (No, not the same thing!). You need to know how to keep your books – money in and money out! WE CAN HELP! So your flat is all the above…now you have to find tenants. You need a marketing strategy. Sounds easy doesn’t it? Wrong! The right strategy can almost ensure 90% minimum occupancy but bad marketing can leave your flat empty. You need a marketing machine to get the wheels spinning. WE DO THIS!
